Let-only or fully managed: what would you pay?

Enter the rent you expect and see our published fees for each service in the first year, and what you keep.

Not sure? A Rental Position Review gives you a realistic figure in writing.
ServiceFees in year oneYou keep
Let-only4.8 weeks' rent, plus £420 set-up
Rent collection12% of the rent each month, plus £420 set-up
Full management16.8% of the rent each month, plus £420 set-up

With let-only you'd keep more in year one than with full management, in exchange for handling rent and day-to-day maintenance yourself. All fees include VAT and are taken from our published lettings fees. "You keep" is the year's rent minus our fees, before your own costs such as repairs, insurance, safety certificates and tax.

Common questions

What does let-only include?

Everything to find and move in the right tenant: a Rental Position Review, marketing with photos and a video tour, viewings in person and by live video, referencing, Right to Rent checks and move-in. After that, you collect the rent and look after the property yourself.

What’s the difference between rent collection and full management?

Rent collection adds monthly rent collection and statements. Full management adds day-to-day management of the property and the tenancy on top of that.

Is let-only right for me?

It suits landlords who live nearby, have time to deal with repairs and are comfortable with their legal responsibilities, including the Renters’ Rights Act. If you’d rather not be the first call when the boiler stops working, management may be worth the difference.
