Same-Day Promise A Silliphant Edit for every home Renters' Rights Act ready Member of The Property Redress Scheme

What your home gets: a Silliphant Edit.

Even many prime London lettings are marketed with just photos and a floor plan. Every home we let gets two films: one of the home, and one of the life around it.

The Property Edit. An example of our approach, featuring our former family home in Canada.

The Neighbourhood Edit. Nappy Valley, the streets between the commons in SW11.

  1. The Property Edit. Your home, room by room, in an unhurried film that points out the details tenants care about.
  2. The Neighbourhood Edit. The streets, commons, coffee and commute around your home, filmed by us on foot.
  3. Reels for social. Vertical cuts of both films for Instagram and TikTok, shared with our local audience.
  4. Photos and a floor plan. Editorial photography in natural light, and a floor plan tenants can actually read.
  5. One launch day. The portals, our website and our socials all go live together.

Your best applicants may be lost before you ever hear about them.

When we spent six weeks house-hunting in London, our enquiries went unanswered for days or weeks, agents wouldn't show us homes until we were in the country, and an accepted offer fell apart over a holding deposit. On paper we were the perfect tenants. Every one of those moments was a landlord losing us without knowing it.

We built our lettings service so that never happens to your home. Read our story ›

Why landlords choose Silliphant & Co

Every enquiry, the same day

Every applicant hears back from Adam or Melissa the day they enquire. Good tenants move fast, and so do we.

Every home on film

Photos and a video tour from day one, plus live video viewings for applicants who are relocating or can't get there in person.

The right applicants, not the most

We match on size, budget, timing and location before anyone books a viewing, so your time isn't wasted on the wrong people.

The best tenants, first

The strongest applicants view several homes in a week and commit to the agent who keeps up. We book viewings fast and keep every applicant updated, so good tenants choose your home.

By the book, every time

Holding deposits, fees and paperwork handled exactly as the Tenant Fees Act and Renters' Rights Act require, protecting your tenancy and your reputation.

Honest rent pricing

We price your home to let well the first time, using live local evidence, with no "multiple offers" theatre and no reductions a month later.

Let-only or fully managed: what would you pay?

Enter the rent you expect and see our published fees for each service in the first year, and what you keep.

Not sure? A Rental Position Review gives you a realistic figure in writing.
ServiceFees in year oneYou keep
Let-only4.8 weeks' rent, plus £420 set-up
Rent collection12% of the rent each month, plus £420 set-up
Full management16.8% of the rent each month, plus £420 set-up

With let-only you'd keep more in year one than with full management, in exchange for handling rent and day-to-day maintenance yourself. All fees include VAT and are taken from our published lettings fees. "You keep" is the year's rent minus our fees, before your own costs such as repairs, insurance, safety certificates and tax.

Questions landlords ask

What does your let-only service include?

Everything needed to find the right tenant and set the tenancy up properly: a Rental Position Review and Renters' Rights Act compliance check, photographs, a video tour and a floor plan, portal and social media marketing, accompanied and live video viewings, referencing and Right to Rent checks, a compliant tenancy agreement, and move-in. Rent is then paid directly to you.

How much does it cost?

Lettings are currently arranged through Keller Williams UK. The letting service is 4.8 weeks' rent including VAT, plus a tenancy set-up fee of £420 including VAT. For example, at an asking rent of £2,500 a month that is £2,769.23 including VAT plus the set-up fee; it will go up or down depending on the rent agreed. Rent collection is 12% and full management 16.8% of the monthly rent, both including VAT. The full list of fees is shown on this page.

Do you offer rent collection or full management?

Yes. As well as finding and setting up your tenancy, we offer rent collection and full management, with client money protected through Propertymark.

How quickly can you let my property?

Well-presented, well-priced homes in Wandsworth, Putney, Wimbledon and Battersea are in strong demand. We will give you a realistic timeline in your Position Review, based on what similar homes nearby are letting for and how fast.

What does the Renters' Rights Act mean for me as a landlord?

Since 1 May 2026, new tenancies are rolling (periodic), Section 21 "no-fault" evictions have ended, rent can rise only once a year by Section 13 notice, and you cannot accept offers above the advertised rent or take more than one month's rent in advance. We explain what it means for your property in your Position Review and make sure everything is compliant before your home goes live.

Who protects the deposit on a let-only tenancy?

On let only, the rent and deposit are paid to you, and you must protect the deposit in a government-approved scheme within 30 days and give the tenant the prescribed information. We give you a clear checklist and deadlines so nothing is missed.

Do tenants pay any fees?

No. Tenants pay only what the Tenant Fees Act allows: a holding deposit of up to one week's rent, a tenancy deposit of up to five weeks' rent (six weeks' where annual rent is £50,000 or more), the rent itself, and a small number of permitted charges such as £50 to change the tenancy at the tenant's request.

Can you let my property if I live abroad?

Yes. We handle everything locally and keep you updated by email, WhatsApp or video call. If you live outside the UK for six months or more a year, HMRC's Non-Resident Landlord Scheme may apply, and we will explain what that means for you.
