You walk away with

This is an estimate to help you plan, not financial or tax advice. Capital Gains Tax uses 2026/27 rates (18% or 24% on residential property) and assumes you haven't used this year's £3,000 allowance. Reliefs, joint ownership and time you lived in the property can change it, so speak to an accountant. If tax is due, it must be reported and paid within 60 days of completion.

Common questions

What costs are there when you sell a home?

The estate agent’s fee, conveyancing and searches, an EPC if you don’t have a valid one, a management pack if it’s a leasehold flat, and removals. Your lender is repaid from the sale, along with any early repayment charge and exit fee. Stamp duty is paid by the buyer, not the seller.

What is an early repayment charge?

A fee your lender may charge if you repay your mortgage during a fixed or tracker deal. It’s usually 1% to 5% of the balance and often falls each year. Many mortgages can be moved to your next home (porting), which can avoid it. Your lender’s redemption statement shows the exact figure.

Do I pay Capital Gains Tax when I sell?

Usually not on the home you’ve lived in throughout. On a rental or second home, Capital Gains Tax is 18% or 24% of the gain above the £3,000 annual allowance for 2026/27, and it must be reported and paid within 60 days of completion. Reliefs can change the figure, so speak to an accountant.
