Every month we go through HM Land Registry’s record of completed sales across the four postcodes we work in: Battersea (SW11), Putney and Roehampton (SW15), Wandsworth, Earlsfield and Southfields (SW18), and Wimbledon (SW19). This is our first Property Pulse, the November 2026 edition. It covers sales completed in the 12 months to the end of June 2026, compared with the 12 months before. Land Registry only records a sale once it has been registered, which usually takes two months or more, so sales from July onwards are still coming in. We’ll add them in future editions.
The short version
- Terraced houses edged up everywhere. The median price for a terraced house rose in all four postcodes, from 3.1% in SW11 to 7.8% in SW15.
- Flats slipped in most places. The median flat price fell in three of the four postcodes. SW18 was the exception, up 2.9%.
- The stamp duty rush still shapes the numbers. Sales in March 2025 were more than double a normal month, ahead of the 1 April 2025 stamp duty changes.

Terraced houses: what they sold for
| Postcode | Sales | Median price | Change on last year |
|---|---|---|---|
| SW11 Battersea | 252 | £1,320,000 | +3.1% |
| SW15 Putney | 158 | £1,062,000 | +7.8% |
| SW18 Wandsworth | 308 | £1,270,000 | +3.3% |
| SW19 Wimbledon | 303 | £980,000 | +3.4% |
Semi-detached and detached houses sell in much smaller numbers here, so a few big sales can swing their medians by 10% or more either way. We’ve left them out rather than read too much into them.
Where homes changed hands
The busiest streets were mostly flats. Upper Richmond Road in SW15 had 53 sales, Juniper Drive in SW18 had 44 and Earlsfield Road in SW18 had 39. In SW11, Linear Place had 54 sales, all of them new-build flats.
For terraced houses, the busiest streets were Melrose Avenue in SW19 (10 sales), Elsenham Street in SW18 and Haydons Road in SW19 (9 each), Clarence Road in SW19 (8), and Astonville Street and Brookwood Road in SW18 (7 each).
A year on from the stamp duty rush
On 1 April 2025 the stamp duty thresholds came down, and buyers raced to complete before then. Across our four postcodes, 803 sales completed in March 2025, compared with an average of about 356 a month over the five months before. April 2025 then dropped to 147.
That rush pulled sales forward, which is one reason year-on-year comparisons that include spring 2025 can look odd. It’s also why we compare medians over a full 12 months rather than month by month.
What it means if you’re selling
- If you own a flat, price it from sales in the last six to twelve months, not from what similar flats fetched in 2024. Buyers have more choice, and presentation and an accurate asking price matter more than they did.
- If you own a terraced house, prices have held up and in places moved forward, particularly in Putney. Good family houses near the commons and stations are still in demand.
- Whatever you own, a median is a guide to the market, not a value for your home. Condition, outside space, the street and the floor plan all move the number.
If you’d like to know where your own home sits, we’ll prepare a free Property Position Review with the local sales behind it. Or sign up for local prices by email and we’ll send you the Property Pulse each month.
About the figures
These figures cover standard residential sales registered with HM Land Registry and completed between 1 July 2025 and 30 June 2026, compared with 1 July 2024 to 30 June 2025. Registration can take two months or more after completion, so the most recent months are incomplete, and the number of sales will rise as late registrations arrive. Medians are affected by the mix of homes that sold, so they are not a price index.
